How much does your Standard Lettings Package cost?
While we do not charge an annual commission on our Standard Letting service, we do charge £495 introduction fee only if you decide to proceed with a tenancy agreement with any of our clients. This is a No let No fee service!
Living Camden will collect the Total Fees at the point of tenants paying the deposit and months rent in advance. Living Camden also ask tenants to pay an administration fee as a contribution of the tenancy.
Where do you market my property?
We advertise on all the major U.K property websites such as Rightmove, Zoopla etc...However, our primary source of finding tenants is by working alongside various universities, local businesses and overseas work placement companies. You can find out more about our marketing.
Do you collect the advance rent payment and the deposit?
Yes, we will collect the advance rent payment and the deposit agreed and after deducting our agreed charges of £495, will forward any balance to the landlords nominated bank account.
Do you deal with the monthly rental collection?
No, you will deal with the monthly rental collection and property management personally
Do you charge any renewal fees?
No! Unlike other letting agencies we never, ever charge renewal fees.
Do you register the deposit in an agent deposit scheme?
No, under our Standard Letting Service you are entirely responsible for registering the deposit in an agent DPS scheme.
Why is it necessary to keep the first transaction and offers through Living Camden?
The main reason it is necessary to keep the first advanced rent payment, deposit and all offers through Living Camden is for the prospective tenants and your safety. Our Standard Lettings Package is a new way of doing business in a traditional industry. The rental industry has always been vulnerable to risks and uncertainty. We've strived to keep a process that brings security and trust to the table in a way never before possible, and keeping all offers and transactions on Living Camden is vital to achieving this.
Tenants can count on us to ensure all the landlords we introduce comply with current legislation. Not to be too much of a stickler for the rules, but another reason you should not take your first transaction (holding deposit & first months rent) and offers privately is to make sure you adhere to our Terms and conditions.
Do I sign any contracts
We do ask you to sign an electronic contract, otherwise we'd have too many landlords meeting our tenants, signing up a contract and then trying to avoid paying us.
There's literaly nothing that ties you in or penalises you in any way.There is no small print or any ominous clauses. If we find you a tenant we charge a one of fee of £495 inc VAT, if you find one privately, then its your good fortune!
Can I continue to market my property privately or with other agents?
Yes! You are not tied into any exclusivity so if you find tenants privately or through another agent. Just let us know and we'll take your advert down.
Why is it necessary for you to visit my property
We always recommend to visit your property to help us in our ability to secure viewings and ultimately find you the right tenant.
Do you market properties in my area?
We can help let properties in the London borough's of Camden, Westminster, Islington and the city . While we would love to market properties for every landlord our focus remains primarily in these borough's.
Are you an online estate agent?
No! We are not an online estate agent, because this would suggest that you cannot visit us at our offices - not true - we reside at the Hub Kings Cross, just 3 minutes walk from Kings Cross station. We'd love to hear from you, so please do get in touch to arrange an appointment.
What about Gumtree?
Gumtree is a general classifieds site not a letting specialist in London, so can't be compared to us. We are based in Kings Cross have the local knowledge and network that includes large City institutions, medium sized businesses and universities in North, West and Central London.
